Do
you lease apartments nationwide?
No,
we only lease apartments in Tokyo and neighboring business districts.
What do you mean by fully furnished apartments?
Our apartments are fully furnished with furniture, tableware, cooking utensils, and other housewares. For a more detailed list, refer to the Apartment Fittings page under Features.
Can I rent an apartment for less than a week?
No, our minimum short-stay leasing is one week.
How
soon can I reserve an apartment?
3 months prior to expected move-in date for 3 months stay or longer.
1 month prior to expected move-in date for a month stay or shorter.
Do
I need a Japanese guarantor?
No. you do not need a Japanese guarantor.
Do
I need any special documents when I sign the CONTRACT at your office or the apartment to be leased?
Yes, we need your passport to confirm that you have an apartment reservation.
How does the payment process work?
If planning to make a payment by bank wire tranfer, you are requested to pay the first rent and security deposit to a bank to be specified in the APARTMENT FIXED-TERM LEASE CONTRACT (CONTRACT) at least 7 days before your expected move-in day.
If planning to make a payment by credit card, you are required to first send us the following information at least 7 days before the expected move-in day via fax (+81-3-5909-3358) or the Questions or Comments field in the Contact Us form (VeriSign Secured): name of card company, name of card holder, card number, and expiration date.

You will then pay rent and deposit in person after you have signed the CONTRACT at the Tokyo Monthly Office. Once payment is done, you will receive your apartment key.
How
and where can I get my room key(s)?
You will receive your key(s) when you visit our office, once you have settled the CONTRACT and paid the first rent and deposit.
Can
I extend the lease term already settled in the CONTRACT?
You cannot extend a lease term but it is possible to sign a new lease contract for the current room you are staying if not already reserved or a similar apartment.
Is there a phone in the apartment?
No. We recommend that you contact a telephone service company like NTT if a home phone is necessary.

Is internet connection available?
Yes, free internet connection is available.
Please note:
(1) Traffic/processing should be limited to reasonable quantities.
(2) We cannot guarantee the speed of access to the internet.
Is there a set move-in and move-out time?
Yes. You can move in 10:00 am and thereafter, and you are required to move-out by 6:00 pm. Please contact us in advance if you have a difficulty meeting these times.
How can I get a deposit back?
Your deposit will be refunded to your bank or credit card at your option.
Is it possible to stay overnight on the last day of the lease?
No, you are required to move out by 18:00 on the last day of the lease.
