Move-in procedures

(1) Checking an apartment available.

You may ask us an apartment available by submitting an on-line inquiry form, Contact Us, or calling us on +81-3-5425-2547.

(2) Reserving an apartment.

The reservation procedures will be performed as follows:

  1. Clicking on Reserve HERE, fill out an on-line apartment reservation request form and transmit the form to us.
  2. We will reserve an apartment in accordance with the reservation request form above if available. If not available, we will propose an alternative apartment.

(3) Agreeing to an apartment lease contract.

Following the customer’s apartment reservation request obtained above, we will, as email attachments or by fax or by mail, issue to a customer an apartment lease contract and quote, asking the confirmation of the contents. Upon confirmation from the customer, we will proceed to our corporate approval.

 

 

(4) Paying rent.

After completion of the reservation procedure above, an invoice will be sent to the customer for lease costs.
Remit the invoiced amount of a lump sum payment for the rent and deposit to our bank specified in the invoice or give us the customer’s credit card information by fax or phone at least 7 days before an expected move-in day.

The invoiced amount includes the apartment rent covering the term to be leased, a deposit and public utility fees for electricity, gas and water, and an apartment move-out cleaning charge to be performed after the customer has vacated and left the apartment.

 

 

(5) Moving into an apartment.

Move-in procedures will be performed as follows:

1. We will arrange a meeting time and place, either at our office or the apartment to be leased.

2. Both we and a customer sign two copies of the apartment lease contract agreed above while a customer is moving in. Then, the customer will receive an apartment key(s) and the orientation of the apartment equipment and appliance.

Move-out procedures

Joint apartment move-out procedures will be performed at the apartment as follows:

  1. We will set up a meeting time in advance, communicating with a customer.
  2. Both we and the customer will jointly conduct an apartment move-out check to inspect whether or not the apartment and furnishings thereof have been damaged or changed except ordinary wear and tear, and left in its original condition.
  3. Both we and the customer will sign two copies of a move-out confirmation note of which content is subject to the results of the apartment move-out checking above.
  4. The customer will return the apartment key(s) back to us. We will, then, have procedures necessary for refunding the deposit received in the Paying rent (4) above to the customer, following the content of the move-out confirmation note above and the apartment leasing terms and conditions confirmed in the Agreeing to an apartment lease contract above (3).
